Magnolia Park is built for people who are done with the red-lining, the burnout and the eight-week transformation. Skill over stress, mastery over intensity, and coaching that is interested in you at eighty, not just in August.
What opens when
We are opening the coaching first, and building the rest around you.
A club this size takes more than one move to build. Rather than keep you waiting for all of it, we are opening the training in October and finishing the facilities through to spring 2027. That is exactly why the founder rate is what it is.

Coaching starts
The training is ready first, on purpose. The full weekly timetable runs from the day we open, and the building work carries on around it.

- The cafeOpen and pouring coffee from day one. The full upgrade comes later, because the training floor came first.
Spring 2027
The full club
The parts that take real building. Founder members pay their founder rate throughout, and keep it once all of this has landed.
- PadelThree floodlit courts, going in on hard standing that is already there, which is what makes spring realistic.
- Reformer Pilates and Small Group PTA dedicated studio, deliberately small groups. These two are what create the Premium tier, and nothing else sits behind it.
- Sauna and hot tubThe barrel sauna, the wood fired hot tub and the terrace, looking down the valley.
- The cafe and bar, properlyA dramatic upgrade on the day one cafe: a full cafe and bar, and the work lounge the Business Club runs from.
Mastery over intensity
Most places sell you fatigue: sweat, soreness, a number to beat. We sell capability. Learning a skill is the best thing you can do for your head, your joints and your interest in still being here in twenty years. You do not quit because it is hard. You quit because it is boring.
Sustainable stimulus
Your training should respect your stress and your hormones, not add to them. We are after the most positive stimulus for the least damage, so you leave every session better than you arrived. Being smashed is not an achievement. It is usually just a sign you are burnt out.
Generational health
Health is a shared family thing, not a solo one. Our programming lets you train something serious while your children do something that actually matters to them, at the same hour, and everybody meets at the cafe afterwards.

6:00 am
Out on the trails before anyone is up
Ruck Club, Monday mornings, straight out of the gate onto the National Trust paths. Free to members, and it never touches a class credit. This is the bit that turns a gym into a group of people.

7:00 am
Coached, before the day starts
Strength or Functional Fitness with a coach who knows your name and what your back is doing this week. Capped at sixteen. In and out before the school run.

12:00 pm
A proper session at lunch
Midday classes every weekday, because the best hour of your working day is the one you spend away from it. Or use the open training time and do your own thing.

4:30 pm
The whole family, the same hour
Junior Fitness at 4:30, then Forest School or Homework Club or tabletop games at 5:30, which is exactly the window you need for your own class at the same time. Nobody sits in the car.

Afterwards
Coffee, and the whole valley in front of you
The cafe is open and pouring from the first week. The sauna, the hot tub and the terrace come with the spring build, and founder members will not pay a penny more when they do.

The one you cannot get anywhere else
The outdoors is the arena, and it starts at our gate.
A proper strength and conditioning setup out on the grass under a canopy, so the weather never cancels the session. Step through the gate and you are on National Trust trails, which is where the trail running, the rucking and a good deal of the point of this place lives.

What price-locked for life actually means
Your rate never rises
Not when padel opens. Not when the Reformer studio opens. Not when the cafe and bar are finished. You pay what you joined at.
For the life of your membership
It holds for as long as your membership stays active. If you cancel and rejoin later, you rejoin at the going rate, because the founder rate belongs to the membership rather than to the person.
And it follows you into Premium
When Reformer Pilates and Small Group PT open in spring 2027, founders are offered an equally discounted Premium rate. It is above £100, and it is still a founder price.

When the Reformer studio opens there will be a Premium tier, and it covers exactly two things: Reformer Pilates and Small Group PT. Both run in deliberately small groups, which is why they sit apart. Everything else the club does stays Standard, and always will. Founder members will be offered an equally discounted Premium rate when it opens.

Magnolia Park sits in real grounds in Hughenden, just north of High Wycombe, with National Trust land on the doorstep and an easy run from Penn, Tylers Green, Hazlemere, Holmer Green and Naphill. Green, private and quietly beautiful, and a great deal closer than the drive you are doing now.
